Property Address: 2405 and 2501 Columbia Pike, S. Adams Street (RPC #25016006, 25016009, and 25016011)

Site Area:  4.15 Acres, or 180,952 square feet

Location:  Property bordered by Columbia Pike to the south, Adams Street to the east, 9th Street South to the North, and proposed future Cleveland Street to the west (currently residential and commercial use).

Existing Zoning:  C-2 “Service Commercial – Community Business District.”

General Land Use Plan Designation:  “Columbia Pike Special Revitalization District” and General Location for Open Space.

Existing use:  Strip shopping center of approximately 63,000 square feet built in 1952 and 1964.  The largest tenant is Giant Food which is approximately 34,878 square feet.  A surface parking lot of approximately 228 spaces is also situated on the site.

Requested Use: Mixed use development containing:

  • 298 residential units
  • 69,309 sq. ft. grocery store (includes 63,638 sq. ft. store and 5,671 sq. ft mezzanine containing office and mechanical equipment)
  • 25,455 sq. ft. of additional ground floor retail
  • 17,761 square foot public square (includes 17, 201 sq. ft. square and 560 sq. ft. portion to be consolidated with future open space when adjacent parcel redevelops.
