Just the Facts:

  • Clarendon Center is a mixed-used development that will encompass three buildings on two city blocks in Clarendon. Clarendon Center South will consist of two towers – one a 244-unit, twelve-story residential tower and the other a nine-story, 84,395 square-foot office tower. They will be separated by a landscaped second-level courtyard. In addition, 38,333 square-feet of ground floor retail will be added.

  • Groundbreaking occurred on the South Block in March 2008. The North Block will need to lag behind the South Block construction by approximately six months due to sequencing requirements when excavating in the vicinity of the WMATA subway tunnel that runs down the middle of Clarendon Boulevard.

  • The project was cited by the the Washington Smart Growth Alliance's Smart Growth Recognition Program in 2003 for excellence in smart growth project proposals.

  • The Clarendon Center is the first project to comply with the newly adopted Clarendon Sector Plan and new preservation incentives.

  • The Architect is Torti Gallas whose other Arlington projects include Avalon at Arlington Square, Crystal Houses III, and the recent additions at the Village at Shirlingon.

  • Preservation of the Old Dominion Building (also known as the Leadership Building), an example of Art Deco architecture design built in 1941.

  • Unique retail retention efforts for existing small businesses: Typically in redevelopment proposals, developers commit to working with Arlington Economic Development to resolve business displacement issues. For this project, in addition to this commitment, Saul Centers has proposed a retail tenant relocation program unique to Arlington. To encourage existing tenants to remain within the project, Saul Centers has offered retailers within the current building on the North Block an option to relocate to new space at a subsidized rent in the South Block after its construction.

  • Crosswalks and curb extensions at the six intersections on Wilson and Clarendon Boulevards, North Highland Street, North Garfield Street and 11th Street North to restrict traffic and promote safety.

  • Outdoor seating, furnishings and a proposed water feature within a new plaza located at the southwest corner of the intersection of Clarendon Boulevard and North Highland Street.

  • Environmentally sustainable buildings for which the developer will seek LEED certification by the U.S. Green Building Council.

  • Financial contributions toward transit resources, affordable housing, and the Utility Undergrounding Fund.

  • Other community benefits include:
    • Shared parking with public use,
    • Subsidized offices for Clarendon Alliance, and
    • Public art contribution,
