With its established café culture, live theater and pedestrian promenade, Shirlington is Arlington's home for the arts. Close to Interstate-395, the Pentagon, and Reagan Washington National Airport, Shirlington provides easy access to both the Nation's capital and the Northern Virginia suburbs.

All of the Phase II development is either complete or under construction with the exception of the 142-room Hilton Garden Inn. The 195,000 square foot Randolph Square office building will be open by Summer 2008. The hotel is scheduled to be open in late 2000.

Development Update

Shirlington Development History

Phases I and II of the expansion of Village of Shirlington is virtually complete. Phase II was structured as a public-private partnership between Arlington County and Federal Realty Investment Trust for the expansion of the modern, mixed-use “urban village” and entertainment center created in Phase I.

Phase II was anchored by a new parking garage at the west end of the development and opened in 2006. In 2007, surrounding development will open including over 400 condominium and apartment units, over 50,000 square feet of retail space, including a Harris Teeter grocery store and retail stores as well as a new hotel, an office/retail building, and a second garage.

The new home for Signature Theatre opened in January 2007; Shirlington library, which occupies the first floor of the theater/library complex will open in the first quarter of 2007. Located at the corner of South Stafford Streets and South 28th, the Signature Theatre and library complex is already a focal point for the all of the new development in the area. The east end of the Village saw significant development as well. The IO Piazza contains over 240 residential units and five levels of structured parking. It opened in 2006.

The Shirlington Metro Transit Center is under construction and will provide heightened mass transit services to the Village and an improved connection with the Metro Rail lines. When fully developed the Village will be a model urban, residential, shopping and entertainment destination.
